    Why do I need a Waste Treatment Plant?

    A sewage treatment plant is required if your property discharges to a river, stream, ditch, or canal (surface waters). Septic tanks are not allowed to discharge to surface waters because their effluent is too polluting. Septic tanks discharge septic effluent, which is unsuitable for such environments. Both sewage treatment plants and septic tanks can discharge to a drainage field, but many opt for a sewage treatment plant. This choice is often preferred because it requires a smaller drainage field and offers a longer lifespan. For modern buildings, sewage treatment plants are a popular choice because they are less polluting and more sustainable compared to septic systems, which are prone to eventual failure.

    What is a drainage field?

    A drainage field consists of a network of pipes and gravel laid in the top meter of soil, designed to treat and dispose of sewage effluent (water discharged from a sewage treatment plant or septic tank). The main purpose of a drainage field is to clean the sewage effluent, thereby reducing groundwater contamination. Unlike a soakaway, which simply disposes of water, a drainage field serves a treatment function. This is why sewage treatment plants and septic tanks cannot discharge directly into soakaways. For effective treatment, a drainage field must be aerobic, meaning it needs oxygen. This requirement dictates that the system be installed within one meter of the ground surface, as oxygen only penetrates the top meter of soil.

    What is a soakaway?

    A soakaway is a large underground void used for the storage and disposal of rainwater. It can be constructed by filling a hole with rubble, gravel, drainage crates, or other media, or by using precast concrete rings with holes. The purpose of a soakaway is to temporarily store water and allow it to be gradually absorbed into the ground. However, sewage treatment plants and septic tanks cannot discharge into soakaways without a specific permit.

    Are Waste Treatment Plants smelly and noisy?

    When waste treatment plants are installed correctly, they operate silently and are odourless. Our waste treatment plants are energy-efficient and typically require less than one hour of maintenance per year.

    What size waste treatment do I need?

    Generally, we determine the size of the waste treatment plant by the number of bedrooms in the house. For example, in a 1-Bedroom house, we would install a system to accommodate for 2 people. In a 2-bedroom, it would need to accommodate for 4, in a 3-bed, we would aim to accommodate for 5 people.

    Do I need planning permission?

    As a rule of thumb, yes, you will need permission; however, it's very rare that you will get refused. It's always worth contacting your local planning officer to be sure.
